Eastmoreland and Woodstock: SE Portland's Most Characterful Neighborhoods

Eastmoreland and Woodstock are neighbors in SE Portland that are often mentioned together but are genuinely different places. Eastmoreland is one of Portland's most architecturally significant neighborhoods, a formal historic district with English Tudor, brick Colonial, and Period Revival homes from the 1920s and 1930s on tree-lined streets. Woodstock is looser, more eclectic, more affordable, and in some ways more interesting.

Together they cover a stretch of SE Portland that offers more architectural substance than almost any other part of the city at comparable price points.

Eastmoreland

Eastmoreland was developed in the early twentieth century as a planned streetcar suburb, and it shows. The street grid was laid out with generous setbacks and wide planting strips. The architectural covenants that governed early construction encouraged quality materials and substantial homes. What resulted is one of the most intact examples of period residential architecture in the Pacific Northwest.

The neighborhood is listed on the National Register of Historic Places, and a significant portion of the homes retain original windows, doors, millwork, and character. Buyers who care about old-growth fir floors and real brick construction find Eastmoreland consistently rewarding.

Crystal Springs Rhododendron Garden, at the edge of Eastmoreland, is one of Portland's best garden spaces, free most of the year and spectacular in bloom season.

Reed College occupies the western edge of Eastmoreland, and its campus and walking paths are accessible to residents. The college provides cultural programming and has shaped the intellectual character of the neighborhood for nearly a century.

Prices in Eastmoreland generally run from $650,000 for a smaller, original-condition home to $1.1 million or more for fully renovated examples with larger lots. The homes that retain original character while having functional kitchens and baths command the highest premiums.

Woodstock

Woodstock is several blocks east of Eastmoreland, centered on SE Woodstock Boulevard from roughly SE 45th to SE 60th. The housing stock is mixed: some Craftsman bungalows that rival Sellwood's best, some mid-century ranches, some post-war construction that is more humble but often sits on very good lots.

The commercial strip on Woodstock has the kind of small-business energy that makes a neighborhood feel alive. The Woodstock Library branch, the farmers market, and a collection of independent restaurants that have survived over years all contribute to a neighborhood that has its own identity rather than being defined by proximity to somewhere else.

Prices in Woodstock run roughly $475,000 to $700,000, making it one of the more accessible inner SE neighborhoods for buyers who want walkability and neighborhood character without the full Sellwood or Laurelhurst premium.

What to Watch For

Eastmoreland's historic designation means exterior changes require design review. This protects the neighborhood's character but adds complexity to renovation projects. Buyers planning significant work should understand the process before they close.

Both neighborhoods have strong neighborhood associations and active community involvement. If you value that kind of civic engagement, you will find good neighbors here. If you want to do whatever you want with your house without anyone caring, these may not be the right fit.
