Hillsboro Doesn't Get the Credit It Deserves. Here's the Real Picture.

June 18, 20264 min readBy Kara Girod · MORE Realty

A grounded look at Hillsboro Oregon real estate: current price ranges, who actually buys here, what Orenco Station offers, and the tradeoffs against Beaverton and Portland.

Hillsboro runs on chips and code. Intel's largest campus anchors the west end of the city, and that single employer, along with a long list of semiconductor suppliers and tech companies strung along Highway 26, is why Hillsboro has grown faster than almost anywhere else in Washington County over the past two decades. Nike's headquarters sits just a few miles east in Beaverton, so a lot of Nike employees end up buying in Hillsboro too, especially once they want more house for the money.

What It Costs

Most single-family homes in Hillsboro sell between $420,000 and $650,000. That number moves depending on where you land. Older neighborhoods near downtown and North Hillsboro have smaller homes on smaller lots at the low end of that range. South Hillsboro, where Reeds Crossing is still building out block by block, runs closer to $500,000 to $800,000 for new construction with modern layouts and builder warranties. Townhomes and condos, particularly around Orenco Station, start in the mid $300,000s.

Who Buys Here

Hillsboro pulls in a mix of tech workers who want to be close to Intel without the Beaverton price tag, first-time buyers priced out of Portland and Beaverton, and a growing number of Latino and immigrant families who have built a real community here over the past thirty years. That history shows up on the ground: taquerias and panaderias along TV Highway, a Fiesta Hillsboro parade every summer, and a food scene with more range than people expect from a suburb this size.

Orenco Station

If you want to understand why people who have never been to Hillsboro assume it is all business parks and strip malls, send them to Orenco Station. It is a walkable, grid-street neighborhood built around its own MAX stop, with a town center where you can get coffee, groceries, and dinner without touching your car. Homes here run from townhomes in the high $300,000s to detached houses pushing $700,000. It is one of the better examples of transit-oriented development in the state, and it consistently draws buyers who would otherwise be looking in inner Portland.

Schools and Commute

Hillsboro School District serves most of the city and has a solid reputation, with several schools drawing families specifically for their programs. The MAX Blue Line runs the length of Hillsboro and connects to downtown Portland in about 45 minutes, longer than driving but useful if you do not want to fight Highway 26 traffic twice a day. By car, downtown Portland is 25 to 40 minutes depending on when you leave and which exit you are headed to.

What You Give Up, What You Gain

You give up walkability outside of Orenco and a handful of pockets near downtown. Hillsboro is still a driving city for most errands. What you gain is space: bigger lots, newer floor plans, and a price per square foot that lets a family actually afford a fourth bedroom instead of finishing the basement themselves. If Portland's inner neighborhoods were the goal and the budget does not stretch that far, Hillsboro is where a lot of my clients end up landing happily.

If you are weighing Hillsboro against Beaverton, or wondering what your budget actually gets you out here, I am Kara, and I would be glad to walk through it with you. Reach out through the contact page or get a free sense of your current home's value before you decide what is next.
