Portland or Beaverton? The Trade-Off Nobody Spells Out

August 2, 20265 min readBy Kara Girod · MORE Realty

A direct comparison of Portland and Beaverton real estate: the actual price gap, what you give up moving west, the commute reality, and who ends up happier on each side of that line.

I get this question at least twice a month, usually from the same kind of buyer: priced out of the Portland neighborhood they actually want, looking eight miles west, and asking whether Beaverton is a compromise or an upgrade. The honest answer depends on what you are optimizing for, and most people have not actually named that yet.

What the Price Gap Actually Looks Like

Portland proper runs $450,000 to $530,000 for a median single-family home, with plenty of inner neighborhoods well above that. Beaverton runs $450,000 to $700,000 for the city overall, but the comparison that matters is square footage and lot size at a given price point. A $550,000 budget in inner Portland buys a 1,400 square foot bungalow on a 5,000 square foot lot that probably needs work. The same $550,000 in Beaverton, especially around Cedar Hills or Murrayhill, buys 1,900 to 2,200 square feet on a bigger lot, often with an updated kitchen and a two-car garage. That gap is the whole conversation for a lot of families.

What You Give Up Moving to Beaverton

Walkability, mostly. Portland's inner neighborhoods, Hawthorne, Alberta, the Pearl, are built for a life where the car stays in the driveway most weekends. Beaverton's older neighborhoods are not built that way. Errands mean driving. There is a real restaurant scene along Canyon Road and around Cedar Hills Crossing, supported by Nike and Intel money, but it does not have the density or the late-night options of SE or NE Portland. If a big part of your week is walking to a bar on a Tuesday, that changes here.

What You Gain

Space, quieter streets, and in most cases the Beaverton School District, which consistently outperforms Portland Public Schools on the metrics parents actually look at. Parking stops being a daily negotiation. Yards get big enough for a swing set without an argument about it.

The Commute Reality

If your job is downtown Portland, the MAX Blue Line gets you there in 25 to 35 minutes from most Beaverton stops, comparable to driving in from many inner Portland neighborhoods during rush hour. If your job is on the Sunset Corridor near Nike or Intel, or further out toward Hillsboro, Beaverton is the shorter commute, sometimes by 20 minutes each way. That math matters more than people give it credit for when they are choosing a neighborhood on vibes.

Who Actually Makes This Move

Two groups, mostly. Young families getting priced out of the Portland neighborhoods they grew up loving, who need the square footage and the school district more than they need to be five minutes from Powell's Books. And tech workers commuting to the Sunset Corridor or Hillsboro who are tired of adding 20 minutes to their day for a Portland zip code they barely use.

My Honest Take

If you work downtown, do not have kids yet, and actually use city life, stay in Portland and buy smaller. If you have kids or are about to, or your job is west of the city, Beaverton gets you more house and a better school district for less money, and the commute difference is smaller than people assume. This is not a "both are great" answer. It is a "here is what you are actually trading" answer, and the right choice depends on which side of that trade you value more.

If you want to run the numbers for your specific situation, including what a particular Beaverton neighborhood gets you compared to where you are looking in Portland, that is a conversation I have often. Reach out through the contact page or call 503-544-5722.
