What You Actually Get When You Go Up Portland's West Hills

A practical guide to Portland's West Hills neighborhoods, including Forest Heights, Bridlemile, Hillsdale, and Council Crest, with current price ranges, schools, commute realities, and what makes each corridor different.

People assume the West Hills are one thing. They are not. Forest Heights is planned 1990s construction with its own urban village feel. Council Crest is wooded silence a mile from a coffee shop. Bridlemile is mid-century ranches on streets that dead-end into the Tualatin Mountains. Hillsdale has a farmers market and walkability the rest of the hills cannot match.

They share an elevation. That is about where the similarity ends.

Forest Heights

Forest Heights was developed in the 1990s and early 2000s on land carved from the west slope. Homes are newer by Portland standards, typically 2,500 to 4,500 square feet on lots that range from compact to generous. The commercial core at NW 119th has coffee, a small grocery, and a post office. Access out of the neighborhood runs along NW Cornell Road, which backs up during peak hours.

Forest Heights falls within the Beaverton School District, not Portland Public Schools. For a lot of families, that is a significant draw. Prices run from roughly $700,000 to $1.4 million depending on size, views, and condition. Buyers coming from suburban backgrounds often feel most at home here.

Bridlemile and Council Crest

Bridlemile is older stock, primarily mid-century ranches and split-levels on streets that back up to the West Hills Natural Area. You can walk into real forest within five minutes of your front door. Prices generally run $650,000 to $1.1 million.

Council Crest is Portland's highest point. Lots are larger, architecture is more varied, and you can buy 4,000 square feet on an acre for considerably less than a Pearl District condo. The roads to get there are winding and narrow. Commute downtown is 20 to 35 minutes depending on traffic. Schools feed into Lincoln and Wilson High Schools depending on the specific block.

Hillsdale and Multnomah Village

Hillsdale is the most walkable part of the West Hills. Its commercial center has a Saturday farmers market, a library branch, restaurants, and TriMet access. Home styles are primarily 1940s to 1960s: Craftsman and cottage types mixed with post-war ranches.

Multnomah Village, directly adjacent, is one of Portland's best neighborhood commercial strips. The blocks around SW Capitol Highway have a lived-in quality that takes decades to build. If you want the hillside lifestyle but also want to walk somewhere, Hillsdale and Multnomah Village are worth your attention.

Prices in Hillsdale run from roughly $580,000 to $950,000.

What to Know Before You Buy Up Here

The West Hills sits on some of the most landslide-prone geology in the metro. On a steep hillside lot, pay for a geotechnical inspection. It is not a reason to avoid the area, but it is a reason to understand what you are buying.

Forest Heights and parts of Bridlemile have HOAs. Some are more active than others. Know what you are signing before you close.

If views matter, verify they are protected. Tree ordinances vary by zone and neighbor. What is a view today is not guaranteed to be one in ten years.
